Title: Agricultural Reserve Easements
Author:
Comments: Agricultural Reserve Easements - five easement types in this service. TDR, AEP, MALPF, MET, and RLP.
TDR: The Transfer of Development Rights (TDR) Program helps preserve farmland and farming in the Agricultural Reserve. Farming cannot continue without a substantial contiguous area available for agricultural use. The zoning to implement the TDR program is the Rural Density Transfer Zone (RDT).
AEP:
Agricultural Easement Program: Open Purchase Period The Office of Agriculture will announce future open purchase periods on this website in addition to other locations when the information becomes available.
Applications for the AEP program will not being accepted before the start of any announced open purchase period.
If you would like to view an application, it is available online (below) or you can call to request an application at 301-590-2810. MALPF:
The Maryland Agricultural Land Preservation Foundation (MALPF) was one of the first created in the United States and has become one of the nation's leaders in agricultural land preservation. Created by the General Assembly in 1977, MALPF purchases agricultural preservation easements that forever restrict development on prime farmland and woodland and has permanently preserved land in each of Maryland's 23 counties, representing a public investment of over $682 million. At the end of FY 2016, MALPF has purchased easements on a cumulative total of 2,218 properties, permanently preserving about 300,916 acres.
MET:
You can protect your land through an agreement called a Deed of Conservation Easement. This is a legal agreement between a landowner and a land trust (like Maryland Environmental Trust), which restricts the future uses of the landowner's property. It applies to all future owners of the property.
RLP:
Maryland’s Rural Legacy Program provides funding to preserve large, contiguous tracts of land and to enhance natural resource, agricultural, forestry and environmental protection while supporting a sustainable land base for natural resource based industries. The program creates public-private partnerships and allows those who know the landscape best – land trusts and local governments – to determine the best way to protect the landscapes that are critical to our economy, environment and quality of life.
These easements are recorded with DED, and mapped by Montgomery Planning.
